Window Restoration: What to Expect

The following blog post is targeted for Double Hung Windows. However, some of the content is applicable for other uses as well:

Step 1 — Assess & Document
We begin by inspecting the window and documenting existing conditions before work begins. Measurements and the condition of the sash, frame, and hardware are recorded.

Step 2 — Removal & Opening Protection
The window sash is carefully removed from the frame.  A fitted temporary plywood panel with a plexiglass window is installed in the opening to protect the interior while allowing natural light to pass through.

Step 3 — Sash Restoration
Each sash is restored off site in a controlled shop environment, allowing careful repairs and proper finishing.

  • Glass is removed, cleaned, and reused when possible

  • Old paint and glazing putty are removed

  • Cracks, rot, or missing wood are repaired using epoxy or custom-milled wood

  • Sash is primed and painted (two coats interior, three coats exterior)

  • Edges of the sash are oiled for smooth movement

  • Glass is reset with new glazing compound and painted after curing

Step 4 — Frame Restoration
The surrounding frame is inspected and serviced.  Rot, paint buildup, or deteriorated material is removed.  Pulleys and counterweights are cleaned, lubricated, and adjusted

Step 5 — Reinstallation & Fine Tuning
The restored sash is reinstalled and adjusted for smooth operation. Locks, pulleys, and hardware are cleaned, repaired, or replaced as needed.  The window will open smoothly, seal properly, and maintain its original character.

  • Hardware Restoration — clean, polish, re-plate, or reproduce original hardware

  • Weatherstripping — bronze, silicone bulb, or brush seals

  • Maintenance Program — periodic inspection and service to keep windows operating smoothly
